Market wrap: all the leasing and sales activity in and around Sydney

Smithfield

Major industrial tenants have taken significant space in Smithfield, with leases facilitated by Colliers International and LJ Hooker Commercial Silverwater.

Ranging from manufacturers to transport and logistics operators, the new tenants include Regional Road Express, TRI underground, Modular Building Systems and Transconnect Logistics. Rents ranged from $85 per sq m for the low clearance space up to $110 per sq m for the high clearance space with awning areas.

The 8 ha site at Percival Road was sold by Colliers in 2017 to a private investor, becoming vacant in June 2018 leaving a significant amount of available warehouse and manufacturing space.

Ryan Carey and Peter Dale from Colliers International and Marcel Elias and John Tanna from LJ Hooker Commercial Silverwater leased 30,000 sq m of warehouse space at 2 Percival Road to the four separate tenants, over a 12-month period.

Alexandria

AB Media Pty Ltd has signed a deal to lease a 200 sq m office and warehouse at 566 Gardeners Road from Catcan Pty Ltd for $215 per sq m gross. The lease term is three years. Marino Rodriguez, Taylor Nicholas South Sydney.

Banksmeadow

Maroubra Building Supplies have leased a 7662 sq m yard, directly opposite Port Botany off-market at 59 Beauchamp Road at a net rental of $95 sq m net on a 12-year lease from a private investor. Artie Kalpidis and Chris Sully from Link Property Services negotiated the lease.

Waterloo

Bump Productions Pty Ltd has leased a 575 sq m office and warehouse at 890-898 Bourke Street from Baozheng Development Pty Ltd for $139.13 per sq m gross. The lease term is one year. Marino Rodriguez, Taylor Nicholas South Sydney.

SALES

Camperdown

The private O’Brien family has bought a 195 sqm vacant retail site at 62-64 Australia Street from Australian Perpetual Properties Pty Ltd for $2 million. This equated to a building rate of $10,256 per sq m, well above the suburb’s previous record of $6660 per sq m on a yield of 2.5 per cent. David Hickey and Oliver Ridley of Savills Australia negotiated the deal.

Camperdown

The Kids’ Cancer Project has secured a new head office after signing a six-year lease for a 550 sq m space within 789 Botany Road, a creative warehouse conversion. It relocates from its former base in Rosebery for a gross rent of $550 sq m. CBRE’s Fergus Bowen and Brendan Shipp managed the campaign on behalf of the private landlord.

Tuggerah

A local investor has purchased the largest privately owned waterfront landholding on the Central Coast for $1.93 million from the Legge family. This is the first time the property at 100 Lake Road has been on the market in 170 years. The 55 acres of land has flexible E3 Zoning – Environmental Management, which allows for a multitude of different uses including Bed & breakfast accommodation, business identification signage, extensive agriculture, home-based child care and a variety of other permissible uses. The property was sold by Nick Lower, David Hickey and Selin Ince of Savills Australia.

Seven Hills

Sydney Cooper Scraps has purchased a 550 sq m freestanding warehouse at 11 Artisan Road from a private occupier for $1.7m at auction. The property benefited from two driveways and two roller doors. LJ Hooker Commercial’s Aymen Sobbi sold the property.

Frasers Property Australia has appointed Mark Gleeson to the role of executive general manager – capital transactions. Mr Gleeson has been part of the Frasers Property team for the past 15 years and has held his previous role, General Manager – Capital & Operations, for the past five years.

JLL

JLL’s Institutional Capital Markets team, based in Melbourne, has moved Piers Jalland from senior analyst into the role of associate, focusing on the brokerage of commercial office assets within Melbourne’s middle and institutional markets.

Evergreen

Geoff Gedge, director at Columbus Equity Partners, has joined the board of Sydney-based investment consultants, Evergreen Consultants, founded by Angela Ashton and Brett Baker.
